Freedom Venture brings institutional-quality management and operations to overlooked segments of the real estate market. Institutional sponsors and investors have overlooked several key segments of the multifamily asset class. Billions of institutional dollars are chasing 150 unit+ properties, and settling for compressed cap rates. Freedom Venture has the relationships needed to target lower and mid size apartment deals, predominantly run by "mom and pop" operators, resulting in more attractive acquisition rates and overall returns. By compiling portfolios, creating efficiencies and building economies of scale, Freedom Venture provides investors access to this sector while still accommodating equity check minimums.
Institutional investors only own about 300,000 U.S. homes, or 2% of single-family rental homes, according to a report by New York-based financial firm Amherst Pierpont Securities LLC. About 85% of the single-family rental market is owned by investors with 10 or fewer properties. Freedom Venture capitalizes on this opportunity by developing communities comprised of detached single family homes. Investors enjoy the economies of scale of a multifamily investment, while meeting the growing demand for single family rentals.
